Iconic 'skinny mansion' in one of Sydney's most blue chip locales sells for record-breaking sum

A ‘skinny mansion’, which boasts a width just under four metres, has sold for a record-breaking price in one of Sydney’s most exclusive suburbs. 

The four-bedroom, five-storey waterfront property on Carthona Avenue in Darling Point was auctioned off for $19.5million in May.

The rooms are just 3.9 metres wide, owing to the narrowness of the property which is sandwiched between sprawling mansions.

But, at about $94,202 per each of its 207 square metres, it is estimated to have broken the national record for a freestanding house, Domain reported.

The property, which was built in 1980, has only been outpriced by luxury apartments when it comes to dollars-per-square-metre.

It last changed hands for $15.5million in December 2001 and has gained more than $1million in value each passing year. 

The five-level, four-bedroom home was most recently owned by fashion designer Gregory Ladner and his husband Mark Grenville. 

Before the couple, the property was home to Fiona Brown, co-founder of Dicker Data which is Australia’s leading distributor of innovative technology accessories.

The property, which has its own private section of beach, was built in 1980

When it was brought to market in May, the home was advertised as ‘one of the last remaining waterfronts in arguably one of Sydney’s most premier blue-chip locales’.

The property is only around four kilometres from the city centre – or just seven minutes to the CBD by boat. 

The ground level features a wet bar and one of three sunlit patios leading to the harbour-edge, mosaic-tiled pool which can be accessed via twin staircases. 

A central kitchen and dining area are located on the first level.

The listing also describes the bedrooms, which are spread across the three top floors, as all possessing stunning views no matter whether the tide is in or out.

During low tide, the small section of private beach is revealed while, at high tide, the water reaches the edge of the pool.

A glass lift transports visitors and residents between floors, each of which offers underfloor heating. 

Guests can use its poolside bathroom or go inside to check out the marble main en suite which matches the Caesarstone kitchen.

The only properties to beat the mansion’s price-per-metre ratio are two apartments in the city centre. 

The Bondi Beach apartment on Notts Avenue brought in approximately $126,000 per square metre – the highest amount on record. 

However, Australia’s most expensive home is the $141.55million penthouse at One Sydney Harbour, which cost $100,000 per-square-metre when it sold in late June.
